Leases
The Port has leased property at all three of their primary business centers - the Newport International Terminal, the Commercial Fishing bayfront area, and the Recreational Marina & RV Parks South Beach complex.
In South Beach, the Port's holdings include approximately 50 acres leased to the Oregon State University Hatfield Marine Science Center and 40 acres to the Oregon Coast Aquarium. The Marine Science Center has sub-leased space to state and federal agencies such as NOAA (National Oceanic and Atmospheric Administration), the Environmental Protective Agency, US Fish and Wildlife and Oregon Department of Fish and Wildlife.
The Port of Newport is homeport for the NOAA MOC-P. The MOC-P consists of a state of the art training and ship operations for six NOAA research and survey ships and provides administration, engineering, maintenance and logistical support to NOAA's entire Pacific fleet.
Marina leases include Oregon Brewing Company’s brewery and their Brewer’s on the Bay restaurant housed in a 47,000 square foot building that is home to Rogue Ales. Oregon Brewing Company also operates a distillery within the marina complex. Further marina leases include a full-service fuel dock Carver's, Inc.; Newport Marina Store & Charters; and the Newport Belle floating stern-wheeler bed and breakfast.
At the Commercial bayfront, the Port leases land to Englund Marine Supply and Yaquina Bay Yacht Club and and Carver's, Inc, the fuel concession. Pacific Seafood also leases space from the Port, as does US Customs.
The Newport International Terminal includes both land and building leases. Pacific leases land for their fish meal plant as well as storage space in a Port owned building. Fishing businesses have built gear storage facilities on Port owned land. Foulweather Trawl leases building space from the Port for their net building and repair business. J. Lamb Marine Electric and Northern Refrigeration, both offering support services to the fishing fleet, lease shop space from the Port.
